
RENTAL POLICIES
• Rental Age and Verification

Minimum Age to Rent: 25 years AND renter must occupy cabin the entire duration of your stay.

Name on the credit card must match the renter's name (or spouse).

We require a copy of renter's driver's license as proof of identity and age.
• Prohibited Behavior
-
NO smoking, no e-cigarettes, no vaping
-
No marijuana or other illegal drugs
-
NO ANIMALS are allowed anywhere on the property.
-
NO parties. Only the original number of guests may sleep at the cabin.

NO open flames, campfires, or fireworks
• Maximum Occupancy = 6 guests

4 adults max - unless owner approves an exception

Guest count includes adults and children ages 0 and up.

Cabins have camera surveillance of the parking areas. Any attempt to exceed the occupancy limit OR bring an animal may result in loss of security deposit and/or forfeiture of any remaining nights.
• MINIMUM STAY = 3 NIGHTS
Holiday weeks may vary. 2-night stays possible in gaps between bookings.
• LIMITED MOBILITY

Highview Retreat has 2 steps between the parking level and the main level.

Sherwood Dream has 1 step between the parking level and the main level.

• RENTAL AGREEMENT AND ID REQUIREMENT
By reserving a cabin from Highview Cabins, guest agrees to abide by our Rental Policies and Agreement. We encourage you to read through this agreement prior to booking. Highview Cabins Rental Agreement PDF

Renter is required to electronically sign rental agreement within 48 hours of booking.

Copy of the renter's valid driver's license required to be texted to owner within 48 hours of booking.
• PAYMENT METHODS
We accept major credit cards through our secure payment gateway, so we never see your card information.
• PAYMENT AND DAMAGE DEPOSIT SCHEDULE
1st Payment -- 50% of the quote total is required to secure a booking.
2nd Payment -- Balance is due 30 days before check-in date.
(Bookings made less than 30 days in advance of stay will be paid in full at time of booking.)
Damage /Excess Cleaning Deposit is done with a credit card hold (not a charge)
2 days before check-in. The hold is released within 2 days after your stay unless our housekeeping crew finds damages or that excessive cleaning is needed.

$ 39.00 Damage Waiver Fee - Covers up to $500 in accidental damage
12.75% Tax (9.75% State & County sales tax + 3% Sevier County Lodging Tax)
• CANCELLATION POLICY (written notice required)
Cancellations 60 days or more before check-in date receive a 100% refund.
Cancellations 30 to 60 days before check-in date receive a 50% refund.
Cancellations less than 30 days before check-in date receive 0% refund.
• TRAVEL INSURANCE
Trip cancellation insurance is strongly recommended.
Travel protection is available from PlayTravel /Nationwide during our booking process. Also offered is CFAR (cancel for any reason) travel protection with 60% coverage.
